Common questions

Who does the work?

XXX, a pest control company registered with the California Structural Pest Control Board (registration XXX). Sealwell books the appointments; XXX’s licensed technicians do the inspection and all the rodent control work.

Do you use poison?

No poison or rodenticides. XXX uses traps and seals the entry points, so rodents don’t die out of reach inside walls. California has also banned most rat poisons for home use.

Why not just set traps?

Traps catch the rodents already inside. If the gaps they used stay open, new ones follow the same route. Sealing closes it.

Is there a warranty?

Yes. XXX gives a 1-year warranty on exclusion work, covering re-entry through the sealed points. The terms come in writing with your quote.

How fast can someone come out?

Same-day visits are available across most of the area. Calling is the fastest way to book.

How do I know if it’s rats or mice?

Droppings are the easiest clue. Rat droppings are about half to three-quarters of an inch long; mouse droppings are an eighth to a quarter of an inch, with pointed ends.

How are rodents getting into my house?

Roof rats come in at the roofline: eave gaps, vents and branches touching the roof. Norway rats come in at ground level, through crawlspace vents and foundation gaps. Mice fit through any gap over about a quarter inch.

What is rodent exclusion?

Sealing every opening rodents use with steel mesh and sheet metal, materials they can’t chew through, so new rodents can’t get in the same way.

How long does it take?

The inspection takes about 60 to 90 minutes for a typical home. How long the sealing takes depends on the home and how many entry points it has.

What does the inspection cost?

The price of the visit is confirmed on the phone when you book. It covers the inside, outside, attic and crawlspace, with no obligation to go ahead.

Is it safe around my pets?

XXX uses no poison, and traps are placed where pets can’t reach them.

Do you handle squirrels, opossums or other wildlife?

No. The service is rats and mice only.

Do you work with businesses?

Yes: restaurants, warehouses, apartment buildings, offices, retail, property managers and HOAs.

Why are there so many rats in Los Angeles?

A mild climate, plenty of food, dense trees and palms, and older homes with unsealed gaps. Los Angeles topped Orkin’s list of America’s rattiest cities in 2025.

Does it cost anything to book?

Calling and booking are free. The price of any work is in writing before it starts.
